Projects

Office building, Kennedyallee, Frankfurt

The building was formerly constructed as an office building by Hoechst AG in 2 construction phases in 1955/1965 and is now classified as a single monument.

The client has decided to carry out a complete revitalization including renewal of the facade and windows in order to be able to offer the most modern office space in the interesting location. When renovating the facade, the dimensioning and materiality of the existing building is guaranteed despite compliance with the EnEV. The windows are modern box windows with integrated sun protection.

Inside, the load-bearing corridor walls are broken up into pillars/openings on both sides in order to create transparency and be able to implement modern office concepts. There are 2 usage units per floor, which can be freely divided and furnished. Office building - Kennedyallee - 01-2014

Renovation of the Spatzennest daycare center in Guntersblum is expensive

07/27/2013 - GUNTERSBLUM
By Andre Domes

The problem became apparent after dangerous glass wool was discovered in the neighboring elementary school building. After a closer look under the ceiling construction, it is now certain: The Spatzennest day care center is also insulated with glass wool.

Local mayor Reiner Schmitt estimates that the removal and disposal of the substance, which is considered carcinogenic, could cost almost 180,000 euros. Nevertheless, disposal is not a question for him: "Of course, the safety of the children comes first." In the coming week, the local council will deal with the topic in a special session and will have to decide on a fundamental decision.

Safety first

At least as far as the organizational effort is concerned, provided the council agrees, disposal would be less of a problem in the day care center than in the primary school. Since an extensive refurbishment of the building has already been approved and scheduled, the roof of the day-care center will be fundamentally refurbished for around 200,000 euros, the disposal could be integrated into the measure that has already been approved. "The children's move for eight to ten weeks has already been organized," reports Schmitt. The four kindergarten groups will be housed in the village community center and in the dwarf palace from the start of work I would like to say a big thank you to the associations concerned and also to the churches, everyone has shown a lot of understanding", says the mayor, who can save around 30,000 euros for an otherwise necessary container solution by using the DGH.

The building of the Spatzennest day care center dates from the same construction period as the elementary school and is constructed in a similar way. Schmitt explains that only the movement and relaxation rooms of the facility, which were added later, were not contaminated with glass wool. Since the roof will be covered anyway as part of the urgently needed renovation, it was checked whether the glass wool could also be removed from the outside.

But this is not the case. The ceiling cladding in the affected rooms has to be dismantled and the material removed from the inside, just like in the primary school. According to Schmitt, however, this offers the opportunity for trades to work inside and outside at the same time.

In order not to have to dismantle the ceiling again in the near future, the electric cables located there, which date back to the construction period in the 1960s, would also be replaced in the event of approval by the council. This work can be done by employees of the building yard, so that outsourcing is not necessary.

Until the end of October
He is "good hope", says Schmitt, that the entire measure, roof renovation and glass wool disposal, can be completed by the end of October: "The time corridor is pretty tight. The Guntersblume market is in November, then everything has to be ready.“

Princess Lillifee locked out

08/03/2012 - NACKENHEIM

Only pink is left out of the color concept for the almost finished new-build in Nackenheim
Almost the entire range of colors can be found on the facade and in the classrooms. "It has nothing to do with the monotony and boredom of the past," emphasizes construction manager Thomas Leyendecker during a tour of the almost finished new Carl Zuckmayer elementary school on Pommardstraße with the AZ. The inauguration date is August 25.

Individual touch
With a two-tone floor covering made of linoleum, each of the classrooms gets a very individual touch, one color each continues in the hallway and makes it easier for the student to identify with "his room". The last green, blue, yellow and red stripes are in a wide variety of colors combinations misplaced. But a very special color, namely pink, was deliberately left out of the coordinated color concept. Silvia Dotzauer, head of the VG building authority, reveals the reason: "The school management doesn't want a Princess Lillifee room. Because then the boys won't go there anymore pure."

When you enter the two-storey school with the contrasting colored facade areas and the sun protection through the main entrance, it is not difficult to find your way around the architecturally successful foyer. Generous multi-purpose room, staff room and administration as well as toilets can be reached quickly. The premises for the primary school are around the corner. A staircase - the banister is to be installed in the next few days - leads up to the first floor. There, one classroom with a large window front follows the other. The soundproof ceilings are noticeable everywhere. "Nothing echoes and resonates anymore," says Dotzauer.

The craftsmen start the final sprint. Another brush stroke there, another door leaf there. The floor tiles on the ground floor have now also been laid accurately. "They were totally out of place at first," says the construction manager, explaining the reason why the tiles were torn out and realigned. The furniture that was ordered is temporarily stored.

After the summer holidays, the more than 200 elementary school students will initially continue to use their previous premises. The grand opening of the neighboring new school will take place on August 25th. After that, the move is planned. Due to the lowering of student numbers, which has meanwhile been regulated by law, the space in the new building will soon no longer be sufficient. An extension building, the shell of which is already finished, offers space for another four classrooms. Move-in date should be the end of 2012. The new construction and extension cost the association of municipalities as the school authority a total of 5.4 million euros. "We are on schedule and on budget," assures Mayor Dr. Robert Scheurer.

Demolition in autumn holidays
The demolition of the old elementary school, which will no longer be needed, is to begin in the autumn holidays. But before the excavators move in and demolish the dilapidated five parts of the building with two stairwells from the 1960s, the fire brigade and police complete a large-scale disaster drill. "With the liberation of hostages and everything that goes with it," says Silvia Dotzauer. The next few weeks and months will certainly not be boring for the elementary school students in Pommardstrasse.

Indoor swimming pool renovation: Planning on the home stretch

Neu-Isenburg - It is the largest construction project of this year. The city will renovate and rebuild the indoor pool for 8.13 million euros. It should start with the end of the season in April. Catherine Stassig

The pool will remain closed next winter, and the reopening is planned for autumn 2013. "We're on the home straight with the planning," says Eberhard Röder, Managing Director of the public utility company that operates the swimming pool. "All the necessary documents are available to the building authority for inspection." Röder expects the building permit to be issued in February. Due to the size of the project, a Europe-wide call for tenders will be issued. Some smaller shares can be given to local companies.

According to the current status of planning, work should begin in the 16th calendar week. The demolition excavators arrive first. The pavilions at the entrance are going away. Since this area is being completely redesigned, the public utility company is setting up a temporary main and side cash register for the outdoor pool, which will continue to operate normally. To avoid bottlenecks, there will be a separate entrance for season ticket holders. The changing rooms in the outdoor pool are not affected by the renovation, only the outer facade will be renewed there during the winter break. Depending on the weather, the outdoor pool season will be extended into October.

Completely gutted and energetically renovated
The indoor pool will be completely gutted and energetically renovated. The building dates from the seventies. "Back then there was a survey among the people of Isenburg," remembers Mayor Herbert Hunkel (independent). "Do you want a community center or an indoor pool?" Was the question. The answer was clear.

After opening in late 1971, the spa flourished. Hunkel tells of long queues at the cash desks – only when one bather left could the next one enter. The Stadtwerke counted 200,000 visitors per year to the weddings in the indoor pool. 40 years later there are only about 40,000 left.

© Stassig Eberhard Röder explains the plans..

On the one hand, Eberhard Röder explains this with the changed leisure time behavior. The times when the swimming pool was a meeting place for young people are over. On the other hand, the bathroom is of course getting on in years and no longer meets the preferences of the guests. There is only one basin, creating conflicts of interest, and wave operations are no longer in demand.

Pool for non-swimmers and a parent-child area
After the conversion, the municipal utilities also change their operating concept. From 2014, the indoor and outdoor pools will largely be operated in parallel. "We think that we can afford it thanks to the energetic renovation," says the managing director. A solar system will be set up on the roof (for 124,000 euros).

The conversion costs a lot of money, and so it is inevitable that the entrance fees will be increased afterwards. "We are currently one of the cheapest swimming pools in the district," says Röder. The municipal utility is currently examining various tariff models. How will the renovation be financed? The state of Hesse is paying a subsidy of 1.2 million euros. The city is releasing reserves of 4.3 million and takes out a loan of 1.13 million. In addition, the public utilities borrow 1.5 million from the city. The costs also include the expansion of the sports department for 241,665 euros.

Indoor pool renovation begin

Big two-day farewell party in April under the motto "The last wave". "The time has come: Immediately after the 'last wave' on April 15th, the complex renovation of the indoor pool will begin," announces Eberhard Röder, Managing Director of Stadtwerke GmbH, the official start of the planned new building. The lifeguard's announcement will be heard for the last time, as well as the gurgling sound as water is diverted from the higher reservoir into the wave pool to announce the coming of the waves.

The wave pool in Neu-Isenburg was opened on October 9, 1971 under the then mayor Ludwig Arnoul. It was the attraction in the Rhein-Main area. People lined up to throw themselves into waves and water. In the course of time, more and more "adventure pools" were built, the waves were no longer the attraction for visitors from outside, who also had to put up with a long journey to get there. Only the people of Neu-Isenburg stayed true to their swimming pool.

The Isenburg swimming pool was one of the most modern pools in the region at the time. After 40 years of operation, a modernization and renovation has now become unavoidable. Mayor Herbert Hunkel, First City Councilor Stefan Schmitt and Theo Wershoven, Head of Culture and Sport, also campaigned for this.

In order to only restrict the bathing operations for a short time, the construction period was set in such a way that only one indoor pool season is affected. During the entire construction period in the summer of 2012, bathing fun in the outdoor pool will only be slightly disturbed.

During this time, the indoor pool will be completely gutted and renovated, and the outer facade of the outdoor pool changing rooms will be adapted to the new overall picture in this context. By October 2013 at the latest, bathers will have their indoor pool back. It is then not only more beautiful, but also more environmentally friendly - thanks to a solar system and energy-efficient renovation. But that's not all: Visitors to the new indoor pool can look forward to several pools, a climbing wall, gastronomy and a sauna.

Village community center in Rohrbach
Since its construction in 1977, the Rohrbach village community center has been at the center of the cultural, social and political life of the Rohrbach community.

The village community center is the most important meeting place and communication center in Rohrbach. Not only do the municipal committees often meet here. It also enables clubs that like to use the house to hold their events to set up a diverse range of cultural offerings. In accordance with its multi-purpose function, the village community center is also the most important sports facility for the Rohrbach sports clubs, in addition to the outdoor facilities such as the soccer field and volleyball court. In addition, the primary school and the state PAMINA study seminar for teaching at primary schools use the premises for a variety of purposes.

In order to be able to continue to meet these high demands, extensive conversions and renovations are planned: The expected costs amount to 1,698,644.56 euros. The state of Rhineland-Palatinate has approved a grant of 825,000.00 euros for this purpose.

The guiding concept on which the renovation measure is based is characterized by the idea of bringing young and old together and creating diversity under one roof: the open youth club, the library and the youth room for rural youth will be housed here in the future, as well as a Mayor's room with a multifunctional hall that is to serve as the council hall of the local community. Of course, the barrier-free design and energy-efficient renovations also play a major role in our new village community center.

Future-oriented and sustainably improved, the village community center in Rohrbach, together with the elementary school, the sports facilities, the children's playground and the park and fairground, will become an attractive center of the village.

District clinic Hofheim: excavators roll on

Nuns founded the Hofheim hospital more than 100 years ago. Now the days of the 1902 building are numbered.

In August, the first construction machines arrive to clear the part of the hospital that is currently empty. The new construction is to be carried out in two sections during ongoing operations. By 2015, four three- and four-storey pavilions are to be built on the 21,500 square meter site, which will be connected to one another. The main entrance will then be directly opposite the parking deck on Lindenstrasse. Only the administration building and staff residence will remain. The total cost of the project is 50 million euros. The state of Hesse will pay 30 million, the rest will be paid by the Main-Taunus district as the sponsor of the clinic. Yesterday, the Hessian Minister of Social Affairs, Stefan Grüttner (CDU), handed over the notification of the funding to the Chairman of the Supervisory Board, District Administrator Berthold Gall (CDU). According to Gall, the private-public partnership financing model is unique in Hesse and a project company consisting of the companies Vamed and Voest Alpina takes on the financing and construction. In return, the district takes out a loan and pays leasing installments to the company. After 20 years, the building is to be handed over to the district at its residual value. The new building in Hofheim is part of a restructuring of the district's clinics. The renovation in Bad Soden, which cost 40 million euros, was recently completed with the inauguration of a helipad. While Bad Soden has created a focus for surgical medicine, the Hofheim location offers a focus for conservative medical services such as internal medicine, a stroke center, geriatrics and a psychiatric clinic, which is to move from the specialist clinic in Hofheim on Kurhausstraße to Lindenstraße after completion. The new hospital in Hofheim will offer 170 beds - currently there are 138. A total of 450 employees will work there.

Demolition begins today

08/03/2011 - MAINZ

FRAUENLOB-GYMNASIUM Stilt construction is gone / space for a new building.
"Mr. Bliemeister, may I?" The approval of the Frauenlob director makes the high school graduate cheer. Together with his classmates, he tries (at first in vain because of the safety glass) to break a pane of the "Stelzenbau" in the schoolyard of the grammar school. Finally there is a ringing sound - and none of the bystanders, neither Marianne Grosse, head of the building department, nor Kurt Mercator, head of the debt department, intervenes. Because: The excavator has already arrived for the demolition of the outdated extension of the Frauenlob-Gymnasium.

Actually, Marianne Grosse should have moved the yellow monster, at least for the photographers, who are only starting to work today. "Still in the holidays, as promised," says the head of the building department happily and apologizes for the rather late start of demolition: "We did our best."

The new building, which will take the place of the stilt construction but will be significantly larger, will cost a good eight million euros. And school head Mercator confirms what everyone around, including Neustadt mayor Niko Klomann, has known for a long time: "We need the expansion." the new canteen, library and media rooms. However, Marianne Grosse estimates that it will be another two years until then. After the demolition of the stilt building, there will initially be "a small break in construction" until autumn. "We have to wait for the budget deliberations."

Parent spokesman Bernd Hientzsch recalled controversial discussions, safety and noise concerns that had been expressed: "Last year we were not able to record any prospects for the parents of our new pupils either." We would have wished for it earlier.” And Joachim Bliemeister gives in: “We trust the words and promises of the politicians.”

school building goes there

04/13/2011 - The Rheinpfalz Kaiserslautern

In the last few days, the walls of the Benzinoring building section of the II Business and Administration Vocational School have been collapsing bit by bit. The general renovation of the school that has begun is taking its toll. Since last Wednesday, the incisors of the hydraulic excavator, which weighs several tons, have eaten their way through the masonry step by step, breaking apart concrete slabs, roof beams and steel girders. Part of the schoolyard resembles a heap of rubble from which the excavator shovels fractionate recyclable materials into large containers.

Conversion of the Friedrich Ebert School in Bad Homburg

Here we want to observe and document the conversion of the Friedrich-Ebert-School at Unteren Mittelweg 24. To do this, we regularly go to the construction site, take photos and describe what we saw.

Monday April 4, 2011
In the old school everything that was supposed to be demolished has already been demolished. The fences have been torn down. (Sophie, Rebecca) There were many mountains, you can hardly recognize the school. The gym is gone and the library. The construction workers clean up and drill. (Jonathan)

The rocks are crushed and everything that should be demolished has already been demolished. The rest of the building just needs to be gutted and renovated. (Anna, Alice, Giuli)

At the old school, the canopy for bicycle racks was torn down. While the excavator made the big stones smaller, water was sprayed out of a machine so that it didn't get too dusty. The pavilion is a pile of rubble. (Katharina, Helena, Lisa)

The very small part of the building was shattered. At the moment the stones have been reduced in size. The other large part of the building is spared. All of this was done with excavators. We found that the workers had done a good job. (Akseli, Gino)

Now the school is completely gone, just rubble. A lot has changed, because a few weeks ago there was at least the pre-class. Only the main building of the FES is still standing. There are excavators and water cannons everywhere. (Alexander)

Most of the old school has been demolished. There are thousands of stones lying around.(Philip)

Farewell to a unique

08.02.2011 - Taunus newspaper

Generations of boys and girls have learned somersaults, leapfrog and Brennball in the small gym of the Friedrich-Ebert-School (FES). Yesterday the "small hall" of the FES was demolished - the prelude to the partial construction and renovation of the primary school.

At the beginning of the 1950s, the hall was built with the Turnvater Jahn charm; initially for school sports, later TV Gonzenheim was at home here. TVG trainer legend Ernst "The Monster" Breuer taught hundreds of children the multiplication table of athletics here. “There is already a bit of melancholy there. The hall has its own charm,” says Günther Rössner, chairman of the TVG for many years.

The hall should be leveled by the end of the week, after which the pavilion and the art wing of the school will be demolished. At the same time, the main building will be gutted. Lessons have been held in container school classes at the Lange Meile sports field since the beginning of the year. The container hall is also located there, into which the TVG has to move until the new three-field hall is built.
